ABOUT US

We are Cullaun Capital – an established provider of development finance, facilitating and accelerating both residential and commercial development across multi-asset classes throughout Ireland.

The business was formed to help to address the lack of funding for development projects in Ireland over a 10 year period. The most obvious area we see this manifesting is is within housing development where there is a chronic shortage of supply with a reported deficit of 50,000 houses.

However, this issue extends beyond the supply of three bedroom houses, to all accommodation needs from student housing to private rental accommodation – even extending to nursing homes where it has been reported there is a shortfall of an estimated 12,000 beds.

We also see a lack of supply across commercial amenities and basic infrastructure – all of which has an impact on the supply of homes the progression of ‘placemaking’ in Ireland. As such, together with our partners at TPG Sixth Street Partners, our vision is provide financial solutions to developers across a wide spectrum of projects nationally to address these shortages in supply.

At Cullaun Capital, we are committed to:

  • Addressing the shortage of supply in the residential market by supporting a range of residential solutions from student accommodation to social housing to private rental accommodation
  • Addressing the structural dislocation of supply and demand across the entire development sector in Ireland, not just traditional housing development. This includes:
    • Supporting  projects that require a change of planning permission to ensure viability or which may require the inclusion of commercial amenities to progress.
    • Supporting developers with the specialist knowledge and expertise to address the chronic shortage of development in areas such as nursing homes or primary care centres.
    • Supporting commercial projects such as hotels, retail units and office buildings.
    • Supporting projects that deliver outcomes and avoiding potential development projects remaining in ‘land banks’
    • Working collaboratively with developers, the wider industry and key government stakeholders to address issues facing the sector in Ireland 2019
